Selling

Most of selling is paperwork you never see

You've accepted an offer. Now someone has to prove you own what you're selling, pay off what's owed on it and hand over a deed the buyer's lawyer can't pick apart.

That someone is us. We keep the buyer's questions about your boundary, your driveway or your well from becoming your problem the week before closing.

The flat fee covers

  • The sale contract and the buyer's addenda

  • Payoff letters from your lender

  • The deed, drafted and signed

  • Your side of the settlement statement

The flat fee

From accepted offer to money in your account

A house and vacant land or acreage each have their own flat fee. Your agent's commission, excise tax, recording fees and anything owed on the property come out of the sale, not our fee.

  1. 01

Step 1: We read the contract

Before you sign, or the day you send it, with changes we'd ask for.

  2. 02

Step 2: We answer the buyer's lawyer

Questions about title, access or the survey, answered from the record.

  3. 03

Step 3: We clear what's owed

Payoffs requested, liens released and the amounts checked against the statement.

  4. 04

Step 4: You sign, we record

The deed signed at a Saturday or weekday closing, and sent for recording that day.

Questions sellers bring us

I'm selling without an agent. Can you still help?

Yes. We draft the contract, check the buyer's paperwork and handle the closing. We don't market the property or negotiate the price.

What if the buyer finds a problem with my boundary?

We start with the deed, the recorded survey and the county's records. Most of these end in a letter or a short boundary agreement, not a lawsuit.

We're selling land that's been in the family.

Say who's on the deed. If an owner has died or the name has changed, we'll tell you what has to be recorded first so the sale doesn't stall.

When do I get paid?

On closing day, once the buyer's funds arrive and the deed is ready to record. We tell you the timing before you sign.

Ready to list? Send us the listing agreement.

Or send nothing yet and just call. We'll tell you what the sale will need.
