Roscoe came to real estate through a duplex he owned before he practiced law. He works with landlords, small investors and families trading one property for the next, and he keeps the deadlines on his calendar instead of yours.

How Roscoe runs an exchange
An exchange has two clocks and no grace period. You have forty-five days after selling to name what you might buy, and one hundred eighty to close on it. Roscoe puts both dates on the calendar the day you hire him.
He reads the sale contract, the purchase contract and the intermediary's agreement as one set, so a clause in one doesn't undo another. Your tax adviser confirms the rules for your situation.
Outside exchanges, he handles rental purchases and sales for people who own a few properties and would rather not learn closing law the hard way.
Selling a rental? Call Roscoe first.
An exchange has to be set up before the sale closes. A short call is enough to start.
